Spotting Water Damage is Not Always Easy | SERVPRO® of Cedar Mill/Oak Hills

leaky pipe in a crawl space Seeing signs of water damage? Call SERVPRO of Cedar Mill/Oak Hills today to get the restoration process started.

Water damage at your business can be slow moving and hard to notice. Often, it’s easy to overlook the first signs of an issue. Before you realize, it’s become a significant problem and your business needs costly repairs and cleanup.

Water damage can happen to any business owner––even those who are diligent enough to do regularly scheduled maintenance. But there are signs you can spot early that will help you correct problems and protect your investment.

Curious about what you need to look for when you’re searching for water damage? Here are some tips that may help you spot the hidden signs of leaks and damage that might be lurking in your buildings.

Most of these tips are simple and don’t require a lot of time, money, or expertise.

Your water bill is rising - Has your water bill jumped over the past few months? That can be a sign there’s a leak somewhere in your pipes. Keep an eye on your water meter, if it is jumping higher and higher, your plumbing might be leaking water somewhere. Check your fixtures and underneath any cabinets with sinks. You might notice moisture, condensation, and damage if your plumbing system has failed.

Test your toilets - If you notice water seeping from the base of any toilets in the bathrooms, that’s a clear sign. You may also see issues with the flooring around the toilet – staining or another sign of damage.

Wood has started to show signs of warping and damage - Wood can be anything from valued antique furniture to hardwood floors to windowpanes and door frames. These items can be damaged within just a few days so if you see damage or swelling, get the restoration process started sooner rather than later.

If you notice any signs of a leak, seek professional help to repair it. It will save money on your water bill and help you minimize water damage while protecting your assets.

Visible microbial growth – Mold or mildew can be a sign of leak. Water follows gravity down so if you see growth anywhere, check the surrounding areas for leaky pipes, a leaky spot on the roof, or excess moisture present.

If you see any of these signs of water damage, contact SERVPRO of Cedar Mill/Oak Hills right away. We’ll come inspect the area, find the leak, and put a plan together to make your property whole again. We pride ourselves on making it seem “Like it never even happened.”

The Ways That Water Damages Your Home Over Time | SERVPRO® of Cedar Mill/Oak Hills

5/6/2022 (Permalink)

a bathroom sink showing signs of a water leak SERVPRO of Cedar Mill/Oak Hills is your 24/7 water restoration expert. Call us right away if you need immediate service.

Home maintenance should be a regular occurrence for everyone, or at the very least a routine inspection. However, many people overlook the warning signs of water damage because it seems like a very minor issue.

Anything from leaky faucets to bubbling paint in your bathroom or shower can indicate that you have water actively soaking into your home’s structure. It may seem absurd, but the average household leak can waste up to 10,000 gallons of water in a year.

We all know that water moves fast, but in Cedar Mill and the Beaverton area where we see a yearly average of over 50 inches of rainfall, the risks are even greater. Leaks in your faucets, walls or roofs will cause water to soak into any soft surface that it touches.

Here’s what you should know about a typical timeline of water damage:

In the First 24 Hours

Being a homeowner is wonderful, but there are a lot of risks associated with this achievement as well. In fact, there is a one in four chance of facing flood damage in your home over a 30-year period in a high-risk area. So, knowing how to proceed when it does happen is critical.

The most important timeframe by far is the first 24 to 48 hours. This period can either make or break your hopes of restoration, because of how vulnerable many items in your home are.

Whether it’s furniture with fabric coverings, carpets, rugs or wooden structures, they will all soak through and/or swell from the moisture. It’s best to keep any important documents or personal artifacts in a waterproof container, but if these items do encounter water, you have to act fast.

Our SERVPRO experts focus on restoring your items rather than simply replacing them. This strategy allows you to save money while keeping your valuable items preserved.

Within the First Week

Once the initial 24-hour mark has passed, water damage really begins to grow exponentially. At this point, furniture and wood structures have fully absorbed water and begin to lose structural integrity rapidly. Your drywall, insulation, and flooring can support fast mold growth, and the home will develop an odor even faster.

Metal surfaces that have been exposed to water for this long will begin to oxidize and corrode or rust. This can ruin key pieces to the structure of your home and increase the pressure put on your walls and floors.

After One Week

When water is left to sit for an extended period of time, the damage is often catastrophic and potentially irreversible. Your home’s structure will have likely suffered major damage requiring expensive renovations and teams of people to rebuild.

If at all possible, avoid stagnant water in your home for this long, or the damage may be too far gone.

How SERVPRO Will Help

We begin our SERVPRO restoration procedure with an initial call, ideally inside the 24-hour mark. Once we have set up a time and gained the necessary information, we will begin service with a complete extraction of water. Our specialized equipment can even remove water that you can’t see.

We prefer to thoroughly remove any standing or soaked-in water to prevent moisture from spreading further and to speed up the drying process.

Odds are that many items in your home like furniture, flooring, fabrics and personal belongings will be very dirty and require deep cleaning. We will also ensure that everything is sanitized and deodorized properly to help you preserve your things.

However, these initial steps are just the beginning. If your home has sustained serious structural damage, it may require large-scale construction work to restore it to preloss condition. When you address the problem quickly, this could be minor repairs, but if the problem is widespread, you may have to rebuild entire sections.

At SERVPRO, we are able to simplify the process of restoration to help ease the stress. We take care of the damage mitigation and the rebuilding so that your cleanup and restoration stays on schedule and is done correctly.

SERVPRO will keep you up to date on every step and have you back in your home or business in no time.

Regardless of the type of water damage sustained, SERVPRO has the tools and teams to help your home or business recover. Contact us 247 when you need a dependable team to help you recover.

3 Types of Flooding & What Causes Them | SERVPRO® of Cedar Mill/Oak Hills

4/7/2022 (Permalink)

a street completely submerged in water and a flood warning sign in roadway Regardless of the cause of the flooding, SERVPRO of Cedar Mill/Oak Hills has the team to help you recover from any disastrous event.

The most frequent natural catastrophe in the United States is flooding, claiming more lives each year than hurricanes, tornadoes or lightning. It may affect everything from individual homes to large expanses of entire communities and cities.

Flooding occurs in all 50 states and all US territories, yet there are commonalities in their varieties and causes. There are three distinct forms of floods, which occur because of four main causes.

3 Types of Natural Flooding

Flash floods occur when heavy rain flows over a region, overwhelming the ground’s capacity to hold the moisture. Excess water drains away, carrying trash, automobiles and other debris with it.

River flooding is just what it sounds like. When a river’s banks are unable to contain the excess water, the water rushes over the edges, wreaking havoc.

Coastal floods occur in locations adjacent to big bodies of water when storm surges or cyclonic activity raise the ocean or gulf levels to flood level.

The 4 Most Common Causes of Natural Flooding

Heavy rainfall. Storms with significant rainfall or storms that sit and linger for a lengthy amount of time over a region might result in flash floods or river flooding. Urban regions are particularly susceptible to rain floods, since the increased proportion of concrete and asphalt means that there is insufficient soil to absorb all that water. In Portland, there are over 30,000 homes that have a higher than a 25% risk of being seriously impacted by floods within the next 30 years. This is 13% of all properties in the city being at risk! Flooding can cause a host of issues for Portland residents, including interrupted access to utilities, overrun first-responder services as well as disrupted transportation and roadways, seriously impacting the area’s economic well-being.

Oceanic activity. Storm surges, hurricanes and high tides may all result in water levels rising in waves, which can wreak havoc on coastal cities.

Dams and levees failing. In recent history, the most notable example of this would be the tragic levee collapses during Hurricane Katrina. Levees and dams collapse when they develop fractures or when the dam’s capacity to control the surge of water behind them is exceeded.

Snowmelts and ice dams. Snow and ice may accumulate over the course of a winter in areas of the country where significant snowfall and extended freezing conditions are common, and when they begin to melt, they produce rivers of water to pour through nearby cities. Ice dams or ice jams occur when rivers get obstructed by built-up ice that is transported downstream, forcing the banks to overflow.

Regardless of the cause of the flooding, SERVPRO has the tools and teams to help your home or business recover from its disastrous effects. Contact us anytime when flooding or water damage makes a mess in your life.

Constant Pressure Causes Moisture to Saturate Your Basement | SERVPRO® of Cedar Mill/Oak Hills

12/29/2021 (Permalink)

a concrete basement showing signs of standing water If you have any damage from moisture, regardless of the cause, SERVPRO of Cedar Mill/Oak Hills are here to help.

A leaky basement is something no homeowner wants to deal with. It can cause dampness and moisture to settle in (plus that yucky smell), it can damage furniture or items you may be storing in the basement, and it can ultimately damage your home’s foundation—something you definitely want no part of.

Basement leaks are very common—odds are high that you’ll encounter one in the lifetime of your home due to one cause or another. There are several major causes of water leaks into the basement, but today we’re going to focus specifically on one: hydrostatic pressure.

What Is Hydrostatic Pressure?

First of all, did you know that the air around you actually presses down on you at around 15 pounds per square inch, but you don’t notice it because the fluid in your body is pressing back?

In the same way, but with a more intense degree of pressure, water presses on your home’s foundation and basement walls. The soil around your home is generally pretty loose, and it allows rainfall to soak in. It’s good for the soil, the plants, the planet—but it can mean a rough life for your basement, which is constantly fighting back against the 30-some-odd pounds of pressure per square inch applied to it by excess moisture in the soil.

This is the practical explanation of hydrostatic pressure for our context—if you want more science, click the link and learn away.

Why Does It Matter?

The pressure applied to your foundation over time can eventually overcome your walls’ capacity to withstand it—especially since the cinder blocks most basements are founded on are porous by nature. This means that moisture may enter your home through the basement, especially after heavy rain saturates the soil.

How Do I Know if Moisture Is Invading My Basement?

Your first clue of water damage due to hydrostatic pressure is probably going to be that musty smell.

If that smell is in the air, that means moisture has already settled in and mold has begun growing. If left unchecked, this could eventually lead to foundation cracking and potential major home repair.

If you realize your home or basement has been damaged by moisture, regardless of the cause, SERVPRO of Cedar Mill/Oak Hills is here to help. Our expert techs have the tools and skills to mediate the damage and restore your home, so don’t hesitate to click or call today.

Main Sources of Water Damage in the Home | SERVPRO® of Cedar Mill/Oak Hills

a leak in ceiling creating water lines running down an interior wall A water leak can turn into a big problem. Contact the SERVPRO of Cedar Mill/Oak Hills team if you are dealing with any water damage.

Dealing with water damage is something no one ever dreams of having to deal with. But the reality is: At some point or another, it’s likely to happen to you. Whether from natural disasters or faulty appliances, it can present some major damage to your home.

Being aware and prepared for how water can cause issues can save you time and money in the long run. Look at these examples of common issues that can damage your home:

Severe weather. Mother Nature herself can be a problem. Severe weather can cause all kinds of potential hazards, from flood waters to thawing pipes.

Leaking/bursting pipes. Thawing pipes are an all-too-common cause of flooded homes. It’s also a possibility that the roots of those beautiful trees you have growing in your yard can cause a crack in outdoor lines.

Appliances. Today’s technology can be quite fabulous, but when these trusty appliances fail, they can be a real pain. As appliances get older, their pipes can rust and hoses can weaken. Dishwasher, washing machines and water heaters all have drain lines that can either become clogged or begin to leak, causing water to accumulate in the house. Water heaters can also flat-out explode.

Clogged drains. Sink drains can become quickly clogged with food, hair or grease. Clogged drains can back up into the sink or other places within the home and cause wall support or flooring to become warped.

Roof damage. This may seem like a known hazard, but with falling limbs or hail, these can cause serious damage to your roof, which can let rain leak into the ceiling or walls of your home.

Home maintenance, inside and out, is always important and can save you time and money in the long run. By doing the maintenance now, you can save yourself the headache of leaks turning into water damage later.

If a water leak erupts into a big problem at home, you’ve got the best team in the business on your side. Contact SERVPRO today so we can get started.

How Will I Know If My Basement Has Water Damage? | SERVPRO® of Cedar Mill/Oak Hills

5/21/2021 (Permalink)

a grey basement showing signs of water damage SERVPRO of Cedar Mill/Oak Hills' restoration experts are on call and ready to help you determine the best course of action.

A basement is a great asset to a home. Whether used for storage, additional living space or workout area, especially for those of us in Oregon who experience lots of cold, gray and wet winters, it also provides a safe place to go in the event of a storm.

However, because basements are in the ground under the house, they often see more water damage over the course of your home’s lifetime than other parts of the house.

While water damage is not a certainty, it is more common for homes with basements, so try to be extra careful in paying attention to the smell, appearance and feel of your basement so it doesn’t become a problem later. We’ll look at some ways below to identify any potential signs that there is water damage in your basement.

Three Major Tell-tale Signs Your Basement Has Water Damage

Musky odors. Water that gets into your basement can be clean, but the longer it stays and stagnates, the more likely it is to become pungent and unpleasant when it evaporates. It is a common misconception that all basements stink and have a distinctive musty smell, but this shouldn’t be the case. This smell only happens when mildew and mold are present in your basement, so while it is important to watch for signs of mold, it’s equally important to smell for it.

Flaking paint on walls. Well-intentioned homeowners often apply waterproof paint to interior areas that may experience a leaking problem, particularly the basement. The problem is that this paint will only mask the water damage for a short period of time and it can lead to larger problems down the road. Water that seeps in can work away at this paint and can lead to cracking, bubbling or peeling.

Foundation cracks. Even though homes shift over time due to various reasons, cracks in a home’s foundation are not normal and can be indicative of serious water damage. These cracks are not limited to the unfinished concrete in the basement, but can appear on the ceiling and walls as well. Hairline cracks are not cause for an immediate solution, but if they grow, so should your concern.

If your basement is showing any of these signs of water damage, let us come by and assess it. Our water restoration technicians can help you determine the cause of the problems and find a plan to treat it properly. Contact us 247 to learn more.

Don’t Let Heavy Rains Damage Your Oak Hills Home | SERVPRO® of Cedar Mill/Oak Hills

4/7/2021 (Permalink)

bright blue rain splashing into a pool of water If you need help dealing with any damage caused by water, contact SERVPRO of Cedar Mill/Oak Hills today.

Water damage to your home can come from a wide variety of places. Some may be obvious; others might be more difficult to detect. Regardless, you will want to be sure you’re doing everything in your power to lessen your risk of damage.

If you’re like most homeowners, you think it only happens during severe floods and storms or from problems in the home (like a burst pipe.) Rain, after all, is a common occurrence in our community. It’s easy to think of it as a minor hassle and something that likely won’t damage your home.

But heavy rains, which are common in many places during the spring, can cause a significant amount of water damage, too. This damage can accumulate over time if you’re not careful with maintenance.

Don’t Let Wet Weather Become a Hazard

We see many water-damaged homes, so we have a wealth of ideas that can help you keep your home safe.

Buy native plants. If you do a little homework, the flowers and shrubs you use to help you landscape your home and add curb appeal can also become an added layer of protection. Native plants can help. Talk to a local expert about native plants or visit a native plant sale.

Think about sealing your roof. Experts estimate that almost 95% of damage is caused by water finding its way through gaps in your shingles, which can be prevented with this step.

Check your yard. Knowing how your yard drains is vital to protecting your home. If you notice that your yard is draining toward your home, then you might want to get in touch with a landscaping expert to look for ways to protect your yard.

If you need help dealing with damage caused by water, fire or any other issue, we’re here to help you restore your home. We have crews who are available 247 in the event of an emergency. Contact us at any time to learn more about us and how we can help you restore your home to its original state.

Yikes! My Carpet Is Soaked. What Next? | SERVPRO® of Cedar Mill/Oak Hills

2/1/2021 (Permalink)

carpet with wet spots If you have water damage in your home due to a burst pipe or another cause, contact us right away. SERVPRO of Cedar Mill/Oak Hills is available 24/7.

Maybe you’re taking a driving tour of some beautiful parklands. Maybe you’re away on business. Whatever happens, you return home to find there’s been a burst pipe or other water leak in your house…and your carpet is soaked.

Can a wet carpet be saved? And if so, can you dry it yourself? The answers depend on how long the carpet was wet and whether it was contaminated with sewage or other hazardous substances.

How Long Was the Carpet Wet?

As soon as water soaks into your carpet, it begins to change. Fibers absorb water and swell. Any mold lurking there begins to spread.

That means you have a limited time window when you can dry the carpet yourself, in place, without taking it up off the floor. Generally, if your carpet was only wet 48 hours or less with clean water, you can dry it in place.

How Do I Dry a Carpet?

First, you’ll want to thoroughly get as much water as you can up by hand. Press clean, dry towels into the carpet and wring them out.

Keep on until you can wring no more water out of them. In the meantime, use fans, open windows and/or dehumidifiers to keep removing moisture from the area.

Next, use a wet/dry vacuum and repeat the same steps as for the towels: vacuum and then empty the canister repeatedly, until you can’t get more water up.

Finally, sprinkle the carpet with baking powder or commercial carpet cleaning/disinfecting powder. Leave overnight, then vacuum up.

Was the Water Contaminated?

If the carpet was wet with contaminated water, or if it was wet more than a day or two, you’ll need to take it up, dry under it, and shampoo or steam-clean and disinfect it. This is a cumbersome process where a cleaning and restoration team such as SERVPRO can really come in handy.

If you want to assess whether a wet carpet can be salvaged, or if you need help with drying and disinfecting your carpet, reach out to us right away.

From emergency cleaning and restoration to routine disinfection, we’re there for you. Contact us at any hour for a consultation or immediate assistance.

Water damage claims keep growing, even as fire damage claims are falling.

Can You Spot Home Water Damage?

Many homeowners don’t know when to take the next step and call professionals to help with the water damage process. The signs aren’t always easy to spot. But once you know what they are, they’re unmistakable. Here’s what you might see when your home has water damage:

You see signs of fading and staining on the fabric in your home. You might notice jewel-toned curtains looking less vibrant or the upholstery on your couch sporting water spots. If you see these signs, your home has too much moisture and should be evaluated.

Your home smells noticeably musty. This distinctive scent is one of the first things you’ll notice when you’re dealing with mold damage. It’s an early sign so if you smell it, you need to call immediately to keep the problem from getting worse.

The wood in your home has started to show signs of warping and damage. Wood can be anything from valued antique furniture to your hardwood floors to your window panes and door frames. These items can be damaged within just a few days so if you see damage, get the restoration process started sooner rather than later.

Having a Plan in the Event a Pipe Bursts in Your Home | SERVPRO® of Cedar Mill/Oak Hills

12/9/2020 (Permalink)

Pipe Burst If you have water damage in your home due to a burst pipe or another cause, contact us right away. SERVPRO of Cedar Mill/Oak Hills is available 24/7.

There is never a good time for a pipe in your home to burst, and it often happens when you least expect it. A burst pipe can do significant amounts of damage in a short span of time, but by knowing what to do and acting quickly, you can significantly reduce the amount of issues it causes.

Though many assume that water damage only happens once in awhile, one out of every 50 homes will actually experience water damage within a year. Thankfully, having a plan is an easy way to ensure you are prepared for any water damage that comes your way.

Plan Ahead in Case of a Pipe Bursting at Home

Shut off your water main. Depending on the pipe that bursts, there might be water pouring into the area until the water main is completely shut off. Knowing how to find and turn off your main will stop the water right away, lessening the extent of the damage.

Shut off your electricity. If it is safe to do so, turning off your electricity can prevent secondary issues from arising. This will prevent water from coming into contact with any electronics or wiring, which could create fire and injury risks.

Contact your restoration company. Starting in on the restoration process as quickly as you can is key for ensuring your water damage is not allowed to linger. Choose a company that is easy to get ahold of at any hour, so you can call them whenever you discover damages.

Take a record of the damages. Not only is keeping good records helpful for you, but it will also be helpful if you are eligible to file a claim with your insurance provider. Take photos and videos in addition to making a list of everything that is damaged by the water.

Contact your insurance company. The type of coverage you will receive for water damage of this nature can vary, so your insurance company is the authority on what is and is not eligible to be covered by filing a claim. Contacting them quickly can help you set this process in motion so you can get it settled as fast as possible.

Open windows and doors if possible. If it is safe and the weather is pleasant, you can increase air circulation and speed evaporation along by opening windows and doors while you wait for your restoration company to arrive.

If you have water damage in your home due to a burst pipe or another cause, you can count on us for restoration assistance. Contact us at any time to learn more about our restoration services.

Is Water Damage As Serious As It Seems?

11/12/2020 (Permalink)

Serious Water Damage - image of woman cleaning water damage Water damage can cause significant damage no matter where is occurs.

Water damage is something that every homeowner has heard horror stories about, but it is also
something that everyone hopes will never happen to them. Water damage is more common
than people typically realize, impacting an estimated one out of 50 households every single
year—but just because it is common does not mean it should not be taken seriously.
Water damage can cause significant damage no matter where it occurs. Whether it is a damp
crawlspace, leaking roof or plumbing issue in the walls, the damage that water damage causes
can compound over time, creating a much bigger headache when it eventually has to be dealt
with. Below, we will be looking at why water damage is such a serious issue and why you
should always seek professional help if you discover it in your own home.
Why Water Damage Is Such a Serious Issue
Water Can Become Contaminated Over Time
The severity of water damage has quite a bit to do with the classification of the water causing
the issue—in general, water damage from inbound plumbing pipes or clean water sources will
not be as bad, while drains, sewers and flooding can cause much more serious problems.
However, even if your damage starts off as a result of clear, clean water sources, if left
untreated, the water can quickly become contaminated and create a breeding ground for
bacteria to thrive.
Water Can Give Rise to Mold Growth
Mold is a serious problem in many homes, and even if no one in your household has underlying
conditions such as asthma or allergies, it can still present health effects if it is allowed to
grow. Mold can grow anywhere that is damp, making the site of water damage a perfect place
for a colony to overtake.
Water Can Cause Structural Issues
Depending on the saturation level and area that is impacted by water damage, you may have to
consider the structural impact of having soaked floorboards, joists and studs in your home .
Water can saturate these materials and impact the structural integrity of your building with time,
creating a hazard for your household in addition to the water damage issue.
If you have water damage, do not hesitate to give us a call quickly. You can get in touch at any
hour to learn more about our services or to get a response from our expert technicians.

Tips for Doing an At-Home Water Damage Inspection | SERVPRO® of Cedar Mill/Oak Hills

9/18/2020 (Permalink)

Preserving the longevity of your home is so important to protect your investment, and there are few things that can be as detrimental to this as untreated water damage. While cosmetic issues are a concern for sure, water damage can also lead to severe structural issues within your home if it is not quickly addressed.

While you should always call in a professional if you notice water damage, you can often check around the house yourself to look for any signs. This can prevent costly homeowners insurance claims if it is caught early and significantly reduce the headache associated with restoration.

How Can I Look for Water Damage at Home?

Inspect your walls and ceilings. Because water damage is often so evident on drywall and ceilings, this is a good place to start your search. Look for water spots, discoloration or blistering anywhere along the walls or ceiling, as these can indicate water damage is present. Also pay close attention to door and window frames that lead to the exterior of the home, as these can allow water to seep in when it rains.

Don’t forget to look down. Because floors are the lowest point in every room, water can pool underneath them if there is an issue somewhere else in the room. Subfloors can become saturated with moisture quickly, leading to buckling or a wavy appearance in the floor above. Your nose can also point you in the right direction—if you notice a musty odor, there is likely an issue.

Inspect your roof. It is important to keep your roof in good shape to make sure it is keeping out all the elements it can when it rains. A pair of binoculars can give you valuable insights into the quality of your roof and help you spot any loose shingles or peeling places. Additionally, it is smart to check that your gutters are doing their job the next time it rains to prevent water from building up around your foundation.

Pay close attention to the basement. Damp basements used to be considered a given, but we know now how dangerous untreated water damage can be even if it is under your home. Watch out for a musty feeling in the air, signs water is seeping down the walls or any mold growth, all of which are clear signs that there is damage present.

If you have water damage anywhere in your home, we are here to help. You can contact us at any hour to learn more about our services or to report damages. Get in touch today to speak with a water damage restoration expert.

If you have sustained flood damage to your home, it can be overwhelming to know what to do next. Flooding is a serious problem that impacts people far more frequently than many assume—and it is becoming more widespread in recent years as we see more and more floods in areas that are not historical floodplains.

After the flood waters subside, we understand that you will want to get back into your home as quickly as possible, which is why we are here to help you every step of the way.

Here is our guide for what to do after a flood impacts your home:

Steps to Take After You Have Flood Damage to Your Home

Do Not Risk Additional Damages

You should always wait on authorities to give you the go-ahead before returning to your home after a flood, as there can be significant hazards associated with flooding that you cannot see. Before you go inside your home, check for any visible structural issues that may make it unsafe, and contact your utility providers if you suspect damage to electric or gas lines.

Take Photographs of the Damage

Having photos of the damage can come in handy both for you and your insurance company. Do this before removing any belongings or altering the space in any way so you have thorough documentation of the damaged state of your home. Be sure you are safe while doing this—if your home still has standing water in it, wear waders or waterproof boots to protect your health, and do not touch anything with your bare hands just in case of contaminants.

Work With a Restoration Company

Choosing the right restoration company after a flood is extremely important. Working with a company after a large disaster such as a flood can leave you to wait endlessly for a response—but when you work with us, you can be certain we will respond quickly regardless of the size of the disaster, as we have the ability to scale our resources to match the disaster zone.

Discovering that your home has been damaged by a flood can be absolutely devastating, and it is normal for homeowners to be eager to return and begin the cleanup process.

Though quick action is advised in the aftermath of a flood, it is also essential to prioritize your safety during the process to avoid injuries or further damage.

How to Stay Safe Following a Flood

Avoid further safety hazards. In the aftermath of a flood, never return home without first checking with local authorities and making sure it is safe. Floodwaters can harbor many dangers, including contaminants, electrical currents and other hazards that can make recovery more difficult in the long term.

Air out the home. As long as your area is free of rain or other risks, opening doors and windows to allow the house to air out can mitigate the damage your home sustains. The air can quickly become stale if enclosed in the home for long, so you may want to let it air out for a bit before beginning the cleanup process. Though mold growth can start within a day of receiving damage from floodwaters, increasing airflow can prevent it from growing as quickly and cut down on the damages caused.

Document the damages. Moving into the cleanup process quickly is a common first instinct, but homeowners are wise to thoroughly document damages before they do so. Even without flood insurance, your general homeowner’s policy may cover some of the damages. By taking photographic evidence, it will be much easier to maximize the claim you are eligible to receive from your insurance company.

Contact your restoration and insurance companies right away. Telling your insurance company right away about the damage to your home will set the claims and adjustment process in motion if you are eligible to file. Afterward, it is advised to contact your restoration company as soon as possible—the longer water damage is left untreated, the more extensive the damage to your home and structures can become.

If your home has been damaged in a flood, we are here for you. You can contact us 247 to receive a quick response and set the restoration process in motion.

Water damage is not something any homeowner wants to go through, but with the rate of flooding continuing to rise, it has become something that is necessary to prepare for.

Because a flood fully saturates a home in most cases and the economic impact of flooding is on the rise, the home damage they cause can be severe and costly. Therefore, it is recommended that homeowners understand the dangers of flooding so they are able to be on guard.

<h3flooding-can-damage-a-home">Ways Flooding Can Damage a Home

Foundational Damage. As the soil below the floodwaters becomes saturated, the very ground the home is built on can become unsteady. This can cause foundational cracks, uneven flooring and structural shifting that can become a large problem.

Drywall Damage and Mold. Drywall can grow soft and crumble when wet, but that is not the main issue. Mold can quickly begin to grow within soaked drywall, leading to adverse health effects and damage to the structure of the home. Even if drywall maintains its structure, it should be replaced after becoming wet.

Insulation Saturation. Unless your home is built with specialty insulation throughout, the chances are high that is the type that can absorb moisture and become saturated. Soaked insulation must be replaced due to the dangers of mold.

Temporary Frame Swelling. In light of all the damages, there is good news about a home’s frame. Because the frame is typically built with pure lumber, there are usually no lasting effects on the home once the temporary swelling settles down. While precautions must be taken against mold, frames will typically remain structurally sound.

Appliance Ruining. Appliances that require heat and cold retention typically contain insulation, which can become oversaturated during a flood, requiring replacement to prevent mold growth. Not every appliance type utilizes insulation, however, so a professional can evaluate your specific situation and advise you to what is safe.

Furniture Damage. Any soft furniture such as couches, chairs and mattresses can absorb a high amount of water and are considered a sanitation risk after a flood. However, furniture made out of plastic, wood or other non-porous material is generally safe to use as long as it is properly cleaned.

If your home has been affected by a flood, we’ll be here to help you! Give us a call 247 to learn about our certified flood restoration process.

Preparing for Floods as a Business Owner

11/6/2019 (Permalink)

When it comes to planning for floods, it is important for business owners to not cut corners and be sure all your bases are covered. Some of the most important things to do are:

1. Use FEMA's Flood Map to understand the historical flooding rates in your area.

2. Designate an offsite place that is secure enough to store copies documents.

3. Train employees on the official emergency operation procedure so that everyone knows their role is.

4. Mark evacuation routes using eye-catching material.

5. Look into the addition of flood insurance to your policy, as most do not include it by default.

6. Create an office emergency kit and encourage coworkers to do the same.

7. Move electronics to higher areas if flooding is likely.

Places That Water Damage Can Hide

9/18/2019 (Permalink)

Sustaining water damage is an unpredictable and inconvenient life event. An area prone to flooding might be more prepared, but flooding is far from the only thing that causes water damage.

Inconvenience aside, water damage is also costly. The typical insurance claim for water damage amounts to over $6,500, but insurance will often not accept water damage claims at all. Checking the common places water damage can hide is a wise practice for homeowners so they are not surprised later on.

Places That Water Damage Can Hide
  • Under a sink. Because the area under the sink is hidden, it is easy to be unaware that there is a leak until there is a big problem. Check regularly for water buildup and mold.

  • Around a tub. The caulk that seals a bathtub to the wall can become worn over time, allowing water to seep in.

  • Under drywall. Drywall can hide severe water damage within the walls, which is especially common after flooding or a burst pipe.

  • At roof intersections. Chimneys and exhaust fans that intersect with the roof should be checked regularly for leakage around their seals.

  • In an HVAC unit. The air conditioning system’s drain line can become clogged, leading to water buildup within the unit.

  • Behind appliances. Washing machines and dishwashers can have leaks that remain hidden for an extended period of time because they are in hidden areas.

  • At an exterior faucet. Where an exterior faucet is connected to the water pipe is a prime spot for leaks to develop, and is often hidden by siding.

If your home has suffered water damage (even in a hidden place like one of these), we are happy to help! Give us a call at 503-619-6198, and we’ll get there quickly.

How to Understand the Differences in Water Damage

7/24/2019 (Permalink)

Water: We can’t live without it, but we can live without the damage it can cause to our homes.

There are many potential causes of water damage in the home. Can you name some of those many reasons?

Some Common Causes

For the period covering 2009–2015, The Travelers Companies Inc. reported that the five top causes of home claims were:

  • Damage caused by wind
  • Water damage not involved with the weather
  • Hail
  • Water damage related to weather
  • Crime

Water damage is included two times—signifying just how big of an issue it can be for homeowners. This type of damage falls into two buckets—the kind that’s related to the weather and the kind that is not.

Damage not related to weather is your biggest culprit at home and usually results from plumbing and appliance breakdowns. Weather-related water damage is not as prevalent but is just as much of a hassle if it occurs. Rain and snow are responsible for this situation.

In your house there are, essentially, five causes for water damage. They are plumbing, appliances, water pipes, water heaters and weather.

Beating Water Damage Before It Starts

Water damage can be expensive, but just think of the skyrocketing costs if there were no homeowners insurance coverage. Perform a check-up on our policies to be sure you are properly covered. The damages that are usually covered in a standard policy are:

  • Damages caused by winter weather
  • Water from discharge and overflow, including accidental
  • Disintegrating or damaged pipes for a steam heating system
  • Frozen plumbing

Fortunately, it is possible to prevent some water damage situations and save yourself the hassle of dealing with the mess.

By following a few preventive measures, you can work to keep your home from suffering from a water damage situation. Some steps you can take include:

  • Using water sensors and automatic shut-off valves
  • Hiring a professional plumber to install back flow valves and standpipes for your basement drains
  • Keeping your washer and dryer off the basement floor
  • Making sure the connecting hose for your washer and dryer are the metal mesh type
  • Cleaning your gutters
  • Flushing out the hot water heater tank at least twice per year
  • Keeping grease out of your kitchen drain
  • Having your sump pump in good running order before the wet season

If you follow these ideas, you may be able to avoid most water damage incidents in your home.

Water damage can be a nightmare to deal with but fortunately, you will always have SERVPRO® of Cedar Mill/Oak Hills on your side to help with the cleanup and restoration process. Call us at 503.619.6198.

Why we categorize types of water

6/6/2019 (Permalink)

One of the first things our technicians does when arriving on-site of a water damage job, is assess the category of the water loss that's taken place.

We categorize water for various reasons. One is to know the degree of equipment our technicians must take to get the job done safely. If the water is gray or black, we will treat it differently than that of clean water. We use extra precautions and take every step as professionally as possible.

Another reason to categorize water is to understand what wet materials can be salvaged or not. Materials in Category 1 Water have a high chance of being salvaged while materials in Category 3 Water have little to no chance of being restored. This may also be contingent upon the materials that have been contaminated, since a cleanup process may take different techniques.

There's three types of categories when it comes to the contamination of water. Category 1, 2, and 3. The safest to work with is a category 1, also known as clean water. Whereas a category 3 may contain things such as human fecal matter to blood. Safety and professionalsim are crucial to us, and this is exactly why we take every step with caution - to make sure the job is done exactly how it should be!

How long does it take to actually have water damage?

5/30/2019 (Permalink)

It's a legitimate question! Especially if you're living in the PNW area, and either own a home or have a rental unit. So how long does it take to consider your case water damage?

The true answer to this question; is that "It depends".

The reason behind this, is the materials that the water has been directed to. Some materials are water resistant (if you're fortunate), whereas things such as drywall or wood will face morphing. The longer water sits, the worse the damage will be.

If you happen to experience some kind of water loss, it's important to remember that direct contact with water will cause drywall to sag and disintegrate, wood will begin to swell, buckle, warp, and rot, paint begins to bubble or peal, carpets become saturated causing delamination and will need to be removed, electrical items and outlets can begin to short out or malfunction becoming a possible fire or shock hazard.

It's really critical to make sure any water damage that happens is taken care of by professionals... And regardless of how stressful the situation, the sooner the better! Give SERVPRO of Cedar Mill / Oak Hills a call if you have any concerns about water damage for your property or business!

The Sciences Behind Drying Water Damage

5/22/2019 (Permalink)

Did you know there is actually a science behind the process of drying?

The knowledge of psychrometrics is essential to restoring a water damaged structure to its preloss condition. While your initial reaction may be to grab a few towels to mop up the mess, and place a fan or two around the damaged area... SERVPRO of Cedar Mill / Oak Hills is trained to the science of drying and follow strict industry approved standards to help lower the chances of any secondary damages!

If you're in Portland, or the surrounding areas and your business or personal home suffers water damage, SERVPRO of Cedar Mill / Oak Hills Franchise Professionals will:

  • Inspect the building to detect every component that is wet, to help prevent secondary damage from happening.

  • Measure how much moisture is in wet material and monitor whether the materials are drying properly.

  • Speed up Mother Nature by using professional drying equipment.

What exactly does “speed up Mother Nature” mean?

A wet building can often dry naturally because the environment always seeks equilibrium. When materials are wet, moisture will naturally move to drier air at the surface of the material – but only if the air is indeed drier. The only problem is nature often takes too long and secondary damages may occur while the building is drying out.

For this reason, we are trained to the latest equipment to help Mother Nature along, including equipment to help dry hardwood floors, tough-to-reach spaces inside walls and much more.

SERVPRO also uses state of the art monitoring equipment and a proven scientific process to help speed the drying of your home or business.

The bottom line?

Out of anyone in the Portland, Beaverton, Hillsboro, and Cedar Mill area... We contain the training and equipment to help make it “Like it never even happened.”

We are available to help 24 hours, 7 days a week.

How flood water is classified

5/15/2019 (Permalink)

Not all water that causes damage is the same. There are three different types of water in a water damage situation, namely clean, gray and black. By having a better understanding of the differences in these types of water, you can then understand how to better handle the situation.

No matter what type of water is involved in a water damage situation, there is always going to be a cleanup and restoration process that must follow. First, and most important, is to remove all of the moisture and damp items quickly to hinder any mold growth because this is an ideal environment for mold to flourish.

This Is Clean Water

Much like its name states, clean water is just that—“clean”—and does not pose an immediate threat to your health. This water is free from contaminants and is the result of:

  • Broken water lines
  • Malfunctioning appliances
  • Toilet holding tanks
  • Snow melt and rainwater

This will be the easiest of the three types of water damage to work with, as there will be fewer microbes living in the water, but after only 48 hours and any contact with the surfaces of a building, clean water can move up to a category two water, which is gray water.

This Is Gray Water

Gray water begins to take water damage cleanup and restoration to a different level as it does become a bit more serious. This is water that could pose a health risk, due to it containing chemical or biological contamination. Because of the slight contamination in gray water, it means that it would need to be thoroughly treated before being safe to consume.

Gray water is water that can come from dishwashers, aquariums, showers, etc. Again, the 48-hour exposure time will apply here as well, as gray water will turn into black water if not treated.

This Is Black Water

Now, black water is the most serious and dangerous of the three classifications and is considered highly contaminated by harmful chemicals and biological matter. This would include floodwaters containing soil and all sewage waters.

Sewage is extremely contaminated with microbes, including bacteria, protozoans, molds, fungi and more—all of which are harmful to humans.

Some of the diseases that can be transmitted by black water are:

  • Cholera
  • Typhoid
  • Hepatitis
  • Gastroenteritis-type illnesses

Remember, when dealing with floodwater, it should be assumed that any water is black water since it picks up contaminants along its path.

How does water stains work?

4/25/2019 (Permalink)

Have you ever looked at your vehicle, and wondered what the science behind those little unfortunate water spots happens to be?

Well, water spots are most frequently created when hard water is left on a surface – paint or glass – to dry (technically, evaporate). This can be due to not drying your car after a wash, parking your car a little too close to a sprinkler, or even from rain water that is left on the surface too long. In a best case scenario, the minerals and dirt in the water are simply left on the surface of the paint after the water has evaporated off.

Things get worse if the water contains something corrosive that etches the surface as it sits, creating a “crater.” If not addressed, these craters can actually get worse over time, as water will pool in them and continue to etch the same spot.

Oftentimes, just taking the least aggressive surface cleaning product route will make it hassle-free, and wipe away the dirt and minerals that have become dried from sunlight. If this method doesn't work, some people have tried remedies such as clay - all the way to using a polisher. Regardless of the case, SERVPRO of Cedar Mill / Oak Hills specializes in water damage. We have the products and professionals to ensure your mess goes away without any stress. Inquire with us if you happen to stumble across a bad case of water damage in your life!

What happens if you don't get water out of a flooded carpet?

4/18/2019 (Permalink)

Spills happen, and most people would be inclined to take a towel to the affected carpet area to dry it up. However, if the spill involves an abundance of water - then this could escalate the situation to an even bigger problem.

After a flood or large spill, the affected area will absorb the moisture (water, soda, etc.), and spread throughout the fibers. Followed by this, it may start having microbial growth forming within the first 72 hours if left untreated. This could potentially create a foul odor, and risk of mold further spreading. Stains are another serious risk for carpets, and may seem next to impossible to remove. Don't risk your flooring over a spill - and have the confidence that SERVPRO of Cedar Mill / Oak Hills will take care of the situation without stress or hassle. We have the equipment and professionals to assist you on every step of the way!

What dangers can a leaky roof cause?

4/4/2019 (Permalink)

Water damage causing microbial growth in a leaking attic.

When you own a home, you've most likely had a home inspection done prior. One of the most critically important things about the house is an integrity of the infrastructure, including the roof. So what potential hazards can happen if a leaking roof goes untreated?

Attic damage

Not only will the paint and interior be affected, but so will the belongings that's stowed inside your attic. There's a risk of bubbles forming, and plaster expansion.

Interior mildew and mold

Common and hard for home owners to resolve independently. It only takes 24-48 hours for microbial growth to develop under optimal conditions. Not all mold will pose a health risk - but it's still crucial to get this fixed as soon as possible.

Fire hazards

Hard to believe, isn't it?
However, it's not considered that the water intrusion can pose a threat from shortened wires. If there's a leak in the attic, be sure to turn off the electricity in that area until a professional can inspect.

Higher utility bills

Your cellulose or fiberglass insulation becomes saturated and it takes a long time for it to dry out. If a roof leak repair is put off for a long time, chronic water intrusion will deplete the insulation significantly and your home will lose hot and cool air, resulting in higher utility bills.

We hope these tips can provide useful information for you and your family. If you ever experience a leaking roof/water intrusion, please don't hesitate to reach out to SERVPRO of Cedar Mill / Oak Hills!

Water damage repercussions

3/20/2019 (Permalink)

Microbial growth forming after an appliance leak went unnoticed.

Water damage is a miserable thing. I think that's the bottom line when we talk about one of the worst things that could happen to a home in terms of home damage. But what implications happen after the damage is done?

Usually there's an abundance of drywall damage, if it's gone through an appliance. The water may sneak without notice, therefore causing further damage by microbial growth. It takes only 24-48 hours for mold to form. Following water damage, you may notice a musty odor coming from carpets as well. Without proper care, the microbial growth problem will just further expand. This is why it's absolutely paramount that water damage is restored immediately. The longer you wait - the worse it gets!

Emergency water damage services from SERVPRO of Cedar Mill / Oak Hills!

3/6/2019 (Permalink)

After storms blow through Oregon, the flooding often recedes quickly. The effects on condos, duplexes, and other homes can remain for weeks, however. If not cleaned or restored quickly, further damage can happen as well.

So why SERVPRO to remove water damage home? Our company trains each specialist to the standards required by our industry, we maintain an extensive, restoration equipment inventory, and can take the initial steps to return your home to its original condition.

Our first action to restoring a home is to remove everything that cannot be salvaged or repaired. In the case of flooding, floor trim and drywall panels can quickly absorb enough water to cause them to warp or crumble and dissolve in place.

Our SERVPRO team members then begin disinfecting and drying the home. Specialists spray any surface affected by the flooding with an anti-bacterial chemical and allow it to dry. Next, they clean each surface to remove soil, and other contaminants left by the receding water and allow them all to dry once again.

For space underneath the floors and behind the drywall, our teams use several devices to dry them for replacement quickly. Specialists use air movers to blow warm, dry air across damp surfaces to force out moisture trapped inside the wood. As the moisture evaporates, they install exhaust fans to draw out the damp air and direct it outside through the nearest window or door. If the inside humidity is very high, specialists may also install one or more dehumidifiers to remove water directly from the air.

Our goal at SERVPRO of Cedar Mill / Oak Hills is to restore each home to a clean, dry condition as quickly as possible. If you need us, call (503) 957-6367 today to get started. We are here for you to make things seem "Like it never even happened"!

How does bursting pipes work

2/27/2019 (Permalink)

The weather in the Beaverton area is still looking pretty snowy. We've gone over past blogs before how snowfall and rain will contribute to potential mold issues... But what other implications might happen that people don't think of when it's freezing outside?

Bursting pipes.

The general rule of thumb is that water freezes when temperatures reach 32 degrees Fahrenheit. However, when pipes are indoors.. It can be hard to dictate how cold the temperatures need to be in order for trouble.

With a reasonable amount of insulation, even pipes in an unheated area could take up to 6-hours to freeze. This means that the air temperature has to remain at 20° for about 6-hours before there's a risk of your pipes freezing. Nonetheless, it's important to stay in tune with the surrounding temperatures, and take extra care when it becomes freezing conditions. If you have any further questions or face an issue with bursting pipes/water damage, give SERVPRO of Cedar Mill/Oak Hills a call!

A professional water cleanup team knows how to prevent your house and contents from getting ruined

2/22/2019 (Permalink)

It only takes one of the many storms passing over the Portland area to create problems with your home's roof. After repairs, most homeowners never have a problem again. Sometimes, though, minor gaps that went undetected before now suddenly seem to open up and let rain from even mild showers into the house. Any part of your roof can develop problems like this.

When your home experiences water damage, the team at SERVPRO is ready to help. We can help determine where the leak is coming from so your roofing team can get the repairs made as quickly as possible. We use thermal imaging equipment that shows the presence of moisture in materials, letting us track down both lost and invasive water, revealing their origination points. While the top of your home requires experts in roofing, many times we can repair leaky pipes and slipped water lines.

After we locate the area where rain sneaks in, we can tarp this to eliminate problems until after the completion of the roof's repairs. Now we can begin working on cleaning up the water that came through your ceiling and is threatening your home and your belongings. Preventing as much ruination and damage to your property as possible is our goal in mitigation and cleanup.

Water that comes through your attic can carry debris with each drop and deposit these substances on your belongings. Attic spaces can also contain stored boxes of off-season items, and we can get these cleaned up for you, also. Disposing of things and repurchasing them often costs considerably more than the expense involved in cleaning and restoring those same items.

Furniture that sat under a leak can hold quite a bit of water in its upholstery. We use special vacuums that remove the water while protecting the fabric. Other items, such as solid wood furniture, can often come clean with only a thorough wipe-down to clean it sufficiently. We air dry these in a special chamber to speed drying up and then deodorize with either hydroxyl or ozone machines.

Carpeting in the area affected by an overhead leak often experiences water spread out several feet in each direction. We get carpets in such situations dry by floating them, which allows us to direct air both above and below them, rapidly drying them and the floor on which the carpet rests.

SERVPRO of Cedar Mill / Oak Hills is ready 24/7 to help families protect their property from invasive rain with our water cleanup services. Call us at (503) 619-6198, any time when you find your home's interior drenched.

How can water affect you

1/18/2019 (Permalink)

A fire created a wide opening in this apartment ceiling. The rain water pooled on the floor, creating even further damage.

There's always a higher risk of flooding when you live in an area that's known for heavy rainfall. With heavy rains, it could potentially result in heavy damage. So what exactly should you do to make sure there's a decreased risk for water damage, and what could follow if not taken care of?

Always close your windows when you're away from home. If wind catches the rain, and it blows into a window - you'll not only have wet window seals and carpet, but also higher chances of dealing with microbial growth. It only takes between 24-48 hours for microbial growth to potentially form under optimal circumstances.

Alongside this, you're jeopardizing the things that the eye can't always catch. If you have hardwood floors that get wet, you'll also risk having warped flooring. This not only creates a hassle for homeowners, but it could possibly mean that sooner floor replacement is imminent.

If you are faced with any water damage, regardless of size, have the confidence that SERVPRO of Cedar Mill / Oak hills possesses all the necessary equipment to keep your home safe from getting any worse!

Seasonal home damage with water

12/20/2018 (Permalink)

An apartment building caught fire, leading to more damage because of rainfall.

When it rains, it pours. At least that's what they say when things get really tough. We know that the Winter season is going to bring heavy rains and snow. Depending on where you live, the best thing to do is keep up to date with your house. If you notice the roofing is going bad, then be sure to get it replaced before anticipated heavy rainfall occurs.

We've seen some bad conditions when it comes to water damage, especially if it involves a fire. Many people may also not think much about fixing a small leak immediately. But it's just a matter of time until the little things make the biggest difference. If you happen to come across even a little water problem in your home, such as leaking or a flooded floor... You can rest assured that we'll make it seem "Like it never even happened."!

5 Tips to pick the perfect water damage restoration company

11/16/2018 (Permalink)

Always ensure there's proper water damage restoration equipment!

Sometimes it can be tricky to find the best suitable service for your emergency water damage restoration. However, these quick tips may save you a hassle and bring complete satisfaction!

Tip #1: Make sure the company is licensed and insured with a valid certificate of insurance. If there's no credentials that seem valid, beware that the accident may fall on the homeowner.

Tip #2: Timely responses are crucial for mitigating issues. Unqualified services may hold to be a liability more than help. The lack of speedy service may warrant more damage - which may cost the homeowner more money.

Tip #3: Equipment is detrimental for ensuring the job is done right! Do they use proper Electronic Moisture Detectors and thermal imaging cameras to confirm the damaged areas? Be sure to pay attention to the equipment they use for the service.

Tip #4: Will they work with your insurance provider? They'll need to know how to work with an adjuster to breakdown the charges and assist with the claim.

Tip #5: Do they use proper drying equipment? They'll need to know how to monitor and place this equipment, as well as record the reduction of reduced relative humidity from your home.

Our experts at SERVPRO know how to do water dry outs, repair and restoration, and we focus on helping our clients quickly to remove the water before bigger issues arise. Don't ever hesitate to reach us at (503) 619-6198!

Tips to prepare your home for fall

8/28/2018 (Permalink)

Pretty to look at, but not how you want your gutters to stay.

Is your home ready for fall and the rain that will inevitably come with it? This week we at SERVPRO of Cedar Mill/ Oak Hills would like to talk about leak and water damage prevention. Did you know that 2018 became the hottest year on record for Portland as of August 22? That is to say it’s had the largest number of days over 90 degrees. No matter how you feel about it there is no doubt we’ve had a very dry summer, and while there is no end in sight currently, there are things you can do right now to make sure you are prepared for when the rain finally does return.

A great place to start is with your roof. An improperly maintained roof can be a major, often preventable source of water damage in a home. When is the last time you had your roof inspected? It’s recommended you visually inspect your roof twice a year; once as you head into fall, and again in spring. There is no substitute for having a professional conduct the inspection, but you can check for certain signs yourself. You’ll want to look for uneven or sagging spots, damaged or missing shingles, moss and algae growth, damaged or missing chimney caps, damaged or rusted flashings, damaged sealant around fixtures, and damage to gutters.

Speaking of gutters, you should check to make sure they are clean and clear as well, and that your gutter system has proper drainage at the downspouts. While checking your gutters, look for grit from the shingles, an excessive amount could also indicate a problem. You’ll want to make sure that all water draining from any downspouts moves away from the foundation of your home, as water backing up against the foundation can cause damage and possibly flood crawlspaces and basements.

These are only a few preventative measures, but if done regularly they could keep small issues from becoming big problems. If you suspect that water may be getting in to your home, SERVPRO of Cedar Mill/ Oak Hills has the training and equipment to check crawlspaces and attics for moisture and help you determine the source. Call us at (503) 619-6198 and we’ll make it “Like it never even happened.”

Leakage in your roof could lead to leakage in your wallet

5/18/2018 (Permalink)

Call us now!

Now that the rainy weather has mostly gone away, it’s a good time to check for leakages in your roof and make sure that there won’t be any water damage in your attic. There a many steps that you could make in order to prevent water damage from happening to your attic:

Look for any leaks

Check for any signs of water damage, like discoloration or mold growth. The angle in which two roofs meet could be prone to leaks and cracks, and there could also be leaks in the attic plumbing stacks

Ventilation

If your roof is completely closed off from any chance of ventilation, the moisture in the attic could potentially create a bigger problem than you would ever want. Especially during winter, with the heater making the warm air rises to the attic, the condensation of the heat will stick on the cold surfaces of the attic, and if there isn’t any ventilation then damage could slowly arise.

Insulation

To prevent the condensation from sticking to the walls of the roof, then insulation could be one of the most important step in controlling the temperature level in your attic. Make sure the insulation is in good condition, thick, soft, and dry to have the best results.

Outside vent for appliances

Make sure that your appliances aren’t redirecting straight into the attic but rather be redirected outside so moisture won’t be accumulating in your attic.

If you find water damage in your home, then give us a call as soon as possible so we could limit the damage that it’s doing to your home. Just call (503) 619 6198

What You Can Do…

Look out for the signs of a roof leak, a damaged water heater or a plumbing problem so you can take care of the issue right away.

  1. Ceilings & Walls – Watch for changes of color or soft spots in your ceiling and walls. These may be signs of a roof leaking.
  2. Eaves – Keep your rain gutters clean and clear of leaves and other debris. Rainwater can damage eaves if the water gets trapped.
  3. Kitchen & Bathrooms – Check for dampness in your kitchen and bathroom cabinets and look for water leaking at plumbing joints.
  4. Grout & Caulking – If your grout or caulking is cracking this means you do not have a water tight seal.

Signs of Frozen Pipes: What to Look For In Cedar Mill

1/19/2018 (Permalink)

Are your pipes at risk of freezing?

We are going to go through another bout of cold temperatures here on in Cedar Mill this week.

Here are a few signs that your pipes have frozen:

Temps Are Below Freezing - Pipes cannot freeze if it is not cold enough outside for them to do so. Freezing is defined as 32° Fahrenheit.

Look For Frost on the Pipes - For pipes that can actively be seen, such as those under sinks, you may be able to see frost that has accumulated on the exterior of the pipe.

Very Low Water pressure Or No Water At All - Another sign that you may have a frozen pipe on your hands is lack of running water.

Foul Smells - A fourth potential sign of a blocked pipe is an odd smell coming from a faucet or drain.

Take Action Quickly!
Once you are aware that a pipe is frozen, you must act quickly to thaw the pipe. Depending on the location of the pipe and your level of expertise, you can attempt to thaw the pipe yourself or you can contact a licensed plumber to thaw the pipe for you.

It is important to thaw the pipe as soon as possible because it has the potential to burst and cause extensive damage to your property.

If your pipes do burst and you suffer a water damage please call SERVPRO as soon as possible (503) 619-6198.

What To Do When Your Pipes Burst In Oak Hills

12/21/2017 (Permalink)

Call SERVPRO to clean up the water damage right away!

When water pipes freeze, the water expands, which can cause the pipes to burst and allow the thawed water to leak.

A burst water pipe can cause serious damage to your Oak Hills home and furnishings.

Knowing what to do in the event of a burst water pipe can limit the damage. Here are some tips:

  • Turn off the water at the main stop tap as soon as you notice a leak. You can usually find it under the kitchen sink where the service pipe comes in, so make sure you know where it is in case of emergency.
  • If you have a cold water tank, turn off the stopcock.
  • Drain the cold water system by turning on all your cold taps.
  • Turn off any water heating system, such as central heating or immersion heaters, and then drain the hot water system by turning on the hot taps.
  • Switch off the electrical mains if you think the water may have leaked near your electrics or electrical appliances. However, if the mains switch is wet DO NOT TOUCH IT.
  • Call a plumber to fix the leaking water pipe.
  • Call an electrician if you think your electrical wiring may have been damaged by the water. Never underestimate the dangers associated with electricity, especially when mixed with water!
  • A burst pipe can be particularly dangerous if water leaks through for some time before you notice. In that case, the water may have caused structural damage that could result in collapsed ceilings or weakened walls. If the ceiling is bulging, be careful because it may not be safe.

If you do experience a water damage because of a pipe burst call SERVPRO right away! 503.619.6198

Exposed Pipes Can Freeze

11/2/2017 (Permalink)

Harsh Conditions Can Exist In Portland

Interior Plumbing That Is Exposed Is A Risk!

Basement pipes that are exposed are not usually in danger of freezing because most basements are usually shielded from the elements. That being said there are still areas that have bad freezes in basements around the Portland area also plumbing pipes in areas, like an attic, crawl space, and garage, are often at risk of freezing.

In most cases, you can most likely get away with just using some foam insulating pipe covers but if you have had pipes break in the past due to freezing you might want to beef up your efforts. If you are really worried about it and want an extra bit of protection you can wrap your pipes in heat tape, which activates when temperatures drop.

If you do happen to have a pipe burst and cause water damage please give SERVPRO a call (503) 619-6198!

Be Ready When The Freeze Happens!

Pipes Can Freeze Inside The Walls Of Your Portland Home If They Do Not Have Enough Insulation!

If there are signs of water damage, mold or even moisture buildup when you open a wall up that might be evidence of a pipe-freezing and bursting in the past. The culprit most likely is the former builder improperly installed the insulation and or did not use enough insulation. The best thing to do if you find evidence of a burst pipe from freezing is to add more insulation, it's better to be safe than sorry.

Most often than not this will be more than sufficient for keeping your pipes from bursting due to freezing in Portland, Oregon but if you live somewhere that gets much colder you might need to re-route the pipes so that they can hit the warmer air of the temperature controlled portion of your home or business.
